It appears that the utility room was always in the garage as the original plumbing and original plug for the dryer and washer are supplying the water/drain and power for the existing washer and dryer. The dryer vent appears to be original also, and is vented properly to the outside of the home. The construction is 2*12 pressure treated floor joist 16"on center, sifting on the existing garage slab floor. The flooring is vinyl over a subfloor that I could not inspect, but is very solid and secure. The new laundry room is well insulated and '/" sheetrock has been installed on the inside utility room walls/ceiling as well as the outside of the utility room walls, and is taped/textured/painted. The plugs that were added on the walls are wired correctly and function well. I understand this room may have been built without a permit. After a complete inspection, the room appears to be well built and would meet any existing building code and permit requirements.
