Subject: Utility Room Construction at 374 55th Street, Springfield, OR
To Whom It May Concern,
As a Licensed General Contractor, I conducted an inspection of a utility room built inside
the garage of the home located at 374 5511i street.
It appears that the utility room was always in the garage as the original plumbing and
original plug for the dryer and washer are supplying the water/drain and power for the
existing washer and dryer. The dryer vent appears to be original also, and is vented
properly to the outside of the home.
The construction is 2*12 pressure treated floor joist 16"on center, sifting on the existing
garage slab floor. The flooring is vinyl over a subfloor that I could not inspect, but is
very solid and secure. The new laundry room is well insulated and '/" sheetrock has
been installed on the inside utility room walls/ceiling as well as the outside of the utility
room walls, and is taped/textured/painted. The plugs that were added on the walls are
wired correctly and function well.
I understand this room may have been built without a permit. After a complete
inspection, the room appears to be well built and would meet any existing building code
and permit requirements.
