The developer of this subdivision is contemplating a property line adjustment between Lots 1 & 2 to create a larger, less
constrained building envelope for Lot 2. The developer has prepared a sketch showing how a simple house plan would
fit on adjusted Lot 2 and existing Lot 4 (attached).

Andy,
Attached is a preliminary sketch of Lots#1,#2#3 and#4 of Thurston Place with an arrangement that I think might work.
As you may recall, Lot#3 already has a house on it. This plan will require that I build the houses on Lot#1, #2 and #4
with no garages, but it will work if I do that.
The scale is 1"=40'. Regarding setbacks, this provides a 10' distance from the SW corner of the house on Lot#2 from
the existing wall/property line if you run a line off of the south end of the house as we discussed. The front of the house
would face East and the parking would be on the North end of the house. This plan would require a lot line adjustment
to the interior lot line between Lot#1 and Lot#2, but still leaves Lot#1 connected to the Private Joint Use Access&
Utility Easement for access.
This arrangement also requires me to move existing utilities on Lot#1 and Lot#2 to accommodate this new
arrangement.

July 18, 2013
Legal Parcels
Parcels 1 & 2 were created as part of the Thurston Place Subdivision, CSF #40563,
which was recorded on June 14, 2007.
Purpose of Proposed Property Line Adiustment
Cummins Investments LLC is the owner of lots 1 and 2 of Thurston Place subdivision.
A more detailed analysis of the recorded lot showed that the current configuration of lot
two makes it very difficult to design a house plan that will meet setback requirements.
Since lot one is a very large lot, the best solution is to move the northern property line of
lot two north (into lot one), thus creating a larger building area for a house.
After the property line adjustment, lot one will still have ample square footage to place a
house that meets City requirements.
Existing Use of the Properties
Both of the parcels involved in the proposed property line adjustment are vacant and
have no structures or significant vegetation.

Infrastructure
The infrastructure facilities serving the parcels involved in this property line adjustment
were installed as part of the subdivision. No additional infrastructure is proposed as
part of this project.
Access
The access to both parcels is provided by an existing joint use access and maintenance
easement that was created as part of the Thurston Place Subdivision. No change to
this easement is proposed.
