Subject: TYP112-00041 Floodplain Overlay-Shave, 38 Kremont Ave
The Land Development Division has reviewed the materials provided with the subject
application. The comments outlined below are provided for your use in preparing the
land-use decision.
Comments
1. The new home has 1 additional bedroom and a substantial increase in square
footage with no noted modifications to the existing septic system. Approval from
the lane county sanitarian is required for public works approval of the building
permit.
2. There is no evidence the new construction will comply with FEMA floodplain
requirements for residential construction that the home will be
a. 1' or more above BFE of 450.6'
b. The foundation will be capable of withstanding forces imposed on it from
floodwater.
This can be accomplished with either fill or structural elements or a
combination of the two. Either method requires plans prepared and
stamped by licensed engineer that conform to FEMA requirements.
