SUBJECT: PRE13-00016 Leavitt Freight Services, 3855 Marcola Road
The subject application involves tax lot 17-02-30-00-1910,1915
Applicant's Questions:
1. Site Review. Since an approved site plan for this property was not found, a site plan
review-minor concurrent with a final site plan equivalent map application must be
completed. Does the current site comply or what further site work must be done for it to
comply?
To be answered by planning.
2. Site Work. Paving for the truck turn-around is sufficient for daily use today and will not
be affected by this project. Paving for vehicle parking is proposed to be altered/adjusted
because of the addition. Is additional paving for parking going to be required beyond what
is already required in the project scope?
Paving for the first 18' is required for all entrances to help keep the streets clear from mud and
gravel. A trash enclosure is required to be on a paved/hard surface, as are wash racks and
loading docks, if any are required as part of this development. If adequate parking stalls area
available for the required number of spaces no additional paving for parking is required.
3. Storm Water. Flow of the existing collection system is to the west edge of the property.
Are additional modifications going to be required of this system?
No large scale modifications or rerouting of the system will be required for this development.
However a vegetation or mechanical treatment of a portion of the stonnwater runoff will be
required. How this is implemented will be determined by the current system layout and the lest
disruption with maximum treatment that can be obtained.
4. What additional site issues must be addressed for approval—issues that must be resolved
for the Site Plan Review?
The applicant will need to submit any storm water changes/alterations to DEQ to remain current
on their 1200Z permit.

The proposed building addition will incur Systems Development charges of about 14,000 plus
any charges for new plumbing fixtures, which will typically be 850 for a bathroom or break
room.
